Notice Of The Passing Of A Zoning By-Law Amendment By The Municipality Of Lakeshore
ZBA-12-2024 (0 Rouke Line Road) & ZBA-14-2024 (1477 County Road 22)
Take Notice that the Council of the Municipality of Lakeshore has passed on the 1st day of October 2024, under Section 34 of the Planning Act, R.S.O. 1990.
Take Notice that an appeal to the Ontario Land Tribunal in respect to this Zoning By-law Amendment may be completed by filing a notice of appeal with the Clerk of the Municipality of Lakeshore no later than the 23rd of October, 2024, a notice of appeal setting out the objection to the By-law and the reasons in support of the objection, accompanied by the required fee, as per the Ontario Land Tribunal website, made payable to the Minister of Finance. Upon receipt, the letter of appeal, a copy of the appeal form, which is available from the Ontario Land Tribunal website at www.olt.gov.on.ca, and other documents from the application file will be forwarded to Ontario Land Tribunal.
Take Notice No person or public body shall be added as a party to the hearing of the appeal unless, before the by-law was passed, the person or public body made oral submissions at a public meeting or written submissions to the council or, in the opinion of the Tribunal, there are reasonable grounds to add the person or public body as a party.
Please Note notwithstanding the above, subsection 34(19) of the Planning Act identifies the eligible ‘persons’ that may appeal the decision to the Ontario Land Tribunal.
An Explanation of the purpose of the by-law, describing the lands to which the by-law applies, and a key map showing the location of the lands to which the by-law applies, are detailed below. The complete By-law and any associated information are available for inspection at Town Hall during regular office hours.

Explanatory Note: By-law 92-2024 affects the subject lands hatched and labelled “0 Rouke Line Road” in the Key Map, provided. The amendment would also correct an institutional zone erroneously applied to 0 Rourke Line Rd.

Explanatory Note: By-law 93-2024affects the subject lands hatched and labelled “1477 County Road 22” in the Key Map, provided. Key amendments include an increase in the maximum building height to 24.0 m, increased maximum gross floor area to 12,500 m², and a reduced required buffer strip in a yard abutting an institutional zone to 1.5 m. Additionally, semi-detached dwellings be permitted in the Mixed-Use Zone and a maximum lot coverage of 52% for semi-detached and townhouse dwellings within an R2 Zone be also permitted.
