A land severance application (file: B-06-2026) received conditional approval on May 20, 2026, to sever a farm property into parcels that will be added to adjacent properties. Approximately 0.31 acres will be added to 2315 Lakeshore Road 223, 0.3 acres (approx.) will be added to 2321 Lakeshore Road 223, and 0.47 acres (approx.) will be added to 2331 Lakeshore Road 223. The balance of the farm parcel (approx. 46 acres) will be added to an existing 16.3 acre (approx.) adjacent farm parcel that has frontage on County Road 46. A sketch of the severances is attached to this notice.

  • Relief from subsection 6.42.4 d) to permit 2331 Lakeshore Road 223 to have two driveways; whereas subsection 6.42.4 d) states that “within the R1, R2, RW1, RW2 and HR zones, not more than one driveway shall be permitted per lot. Within the A zone, lots with more than 30 metres of lot frontage shall be restricted to not more than two driveways”.

Note: A decision was made at the May 20, 2026, Committee of Adjustment Meeting to approve Minor Variance Application File: A-08-2026 for separate reliefs. The new requested reliefs are being sought due to new information pertaining to the land requirements for the adjacent future public road widenings.

The 0.47-acre (approx.) land addition to 2331 Lakeshore Road 223 will result in this residential property having two driveway accesses from Lakeshore Road 223. A sketch of the land addition and the resulting two driveway accesses is attached to this notice.

The Applicant is seeking the following relief from the Lakeshore Zoning By-law (2-2012) to permit 2331 Lakeshore Road 223 to have two driveway accesses following registration of the land addition:

Take notice that this application (File: A-15-2026) will be heard by the Committee of Adjustment on the date, time and place shown below:

  • Date/Time: June 17, 2026, at 6:00 PM
  • Location: 419 Notre Dame St, Belle River (Town Hall – Council Chambers)

This will be a hybrid public meeting where both in person attendance and electronic attendance is supported. There will be opportunities to provide oral input electronically and in person. Providing written comments, prior to a decision being made, is strongly encouraged. Any written comments are requested to be sent to Ian Search (contact information below).

During such a time any person who wishes to attend this Public Meeting electronically and/or speak at this meeting, it is requested that you register for the meeting. Those who have registered will be contacted directly with registration details prior to the meeting. It is requested that this notice be posted by the owner of any land that contains seven or more residential units in a location that is visible to all of the residents.

You are entitled to attend this public hearing to express your views about this application or you may be represented by counsel for that purpose. If you are aware of any person interested in or affected by this application who has not received a copy of this notice you are requested to inform that person of this hearing. Failure To Attend Hearing

If you do not attend at the hearing it may proceed in your absence, including possible amendments to the original request, and, except as otherwise provided in the Planning Act, you will not be entitled to any further notice in the proceedings.

If you wish to be notified of the decision of the Municipality of Lakeshore Committee of Adjustment in respect of this application, you must submit a written request to the Municipality of Lakeshore Committee of Adjustment (please contact Ian Search).
