Location of Subject Property: 475 Rochester Townline Road
Purpose of Meeting: The Municipality of Lakeshore has received a Zoning By-law Amendment application for the farm property known municipally as 475 Rochester Townline Road. The property is currently zoned “Agriculture” in the Lakeshore Zoning By-law 2-2012. A provisional consent (file: B-36-2023) was granted from the Lakeshore Committee of Adjustment on January 31, 2024 to sever a surplus farm dwelling from 475 Rochester Townline Road as a separate residential lot, indicated as Part 1 on Plan 12R-29657 (attached to this notice).
As a condition of the provisional consent, the applicant is applying to rezone the retained farmland parcel to prohibit residential dwellings on the retained farmland parcel, as required in the Lakeshore Official Plan and Provincial Policy Statement. Attached to this notice is an aerial photo of 475 Rochester Townline Road. Also attached is a map detailing the surplus lot (lot to be severed), and the retained farmland parcel that is subject
to this Zoning By-law Amendment. A copy of Plan 12R-29657, and a draft copy of this survey plan, details the lot to be severed and is also attached to this notice.
Council Meeting Date: Tuesday, August 13, 2024 at 6:00 PM, or as practical thereafter.
Meeting Location: 419 Notre Dame St, Belle River (Town Hall – Council Chambers)

Take Notice that Council will consider an amendment to Lakeshore Zoning By-law 2-2012, as amended (File: ZBA-10-2024), under Section 34 of the Planning Act, R.S.O.1990, c.P.13.

If you wish to be notified of the decision of the Municipality of Lakeshore on the proposed Zoning By-law amendment (ZBA-10-2024), you must make a written request to the attention of Ian Search (contact information above).
If a Person Or Public Body would otherwise have an ability to appeal the decision of the Municipality of Lakeshore to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Municipal Clerk of the Municipality of Lakeshore before the proposed Zoning By-law Amendment is passed, the person or public body is not entitled to appeal the decision.
If A Person Or Public Body does not make oral submissions at a public meeting or make written submissions to the Municipal Clerk of the Municipality of Lakeshore before the proposed Zoning By-law Amendment is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
