Purpose of Meeting
The Municipality of Lakeshore has initiated amendments to its comprehensive Zoning By-law 2-2012 and the current Official Plan policies. The proposed amendments introduce gentle density policies, allowing up to four residential units on one lot within low-density residential zones and Mixed Use zones throughout the urban areas of Lakeshore. These changes support increased housing choice and implement Initiative # 8 of the Federal Housing Accelerator Fund Program (HAF). Currently two Accessory Residential Units (ARU’s) are permitted in residential zones under the Planning Act (for a total of 3 units).
No key map is provided as the proposed amendments apply to all lands in Lakeshore.
Take notice that Council will consider amendments (File: ZBA-08-2025 & OPA-02-2025) to Lakeshore Official Plan and Zoning By-law 2-2012, as amended, under Section 17 and 34 of the Planning Act, R.S.O.1990, c.P.13.
Council Meeting Date: Tuesday, November 4, 2025, at 6:00 p.m. or as practical thereafter.
Meeting Location: Hybrid meeting with limited in-person attendance at Town Hall, 419 Notre Dame Street, Belle River, N8L 0P8 or by joining online at Lakeshore.ca/TV.

Written Comments and Decision Notification
Any person may make written representation in support of or in opposition to the proposed amendments. If you wish to submit written comments or be notified of the decision of the Municipality of Lakeshore on the proposed Official Plan and Zoning by-law amendments, you must make a written request to the attention of:

Your comments on these matters are important. If you wish to provide comments, it is strongly encouraged to write an email or written correspondence, prior to a decision being made.
Right to Appeal:
If a person or public body would otherwise have an ability to appeal the decision of the Municipality of Lakeshore to the Local Planning Appeal Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Municipal Clerk of the Municipality of Lakeshore before the proposed Official Plan or Zoning By-law amendments are passed, the person or public body is not entitled to appeal the decision.
If a person or public body does not make oral submissions at a public meeting or make written submissions to the Municipal Clerk of the Municipality of Lakeshore before the proposed Official Plan or Zoning By-law amendments are passed, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to add the person or public body as a party.
