The Municipality of Lakeshore issues two (2) bills for each tax year.

The Interim bill will be mailed in January and include the first two (2) installments.

The Final bill will be mailed in June and include the last two (2) installments.

Due Dates:

  • February 28, 2023
  • April 28, 2023
  • July 31, 2023
  • October 31, 2023

Supplementary Bills  will be mailed between July and November with two (2) due dates separate from the installment dates above. (if applicable)

How are property taxes calculated?

Assessed Value x Municipal Tax Rate = Amount of Municipal Property Tax

Assessed Value x County Tax Rate = Amount of County Property Tax

Assessed Value x Education Tax Rate = Amount of Education Tax

Billing Information

Interim Bill

An Interim tax bill is sent to the public by the end of January and provides the first two (2) tax installments for the year. It is based on the prior year's tax rate and the current assessment of your property. The bill represents approximately 50% of the taxes paid in the prior year.

The interim tax bill only includes:

  • Municipal Levy

Please note if you are enrolled in a monthly Pre-authorized Payment Plan or have your mortgage company paying taxes on your behalf, you will not receive an Interim Tax bill.

Final Bill

A Final tax bill is sent to the public by the end of June and provides the last two (2) tax installments for the year. It is based on the new approved Municipal, County and Education tax rates and the current value assessment of your property.

The Final Bill includes:

  • Municipal Levy
  • County Levy
  • Education Levy
  • Local Improvements
  • Garbage Charge
  • Less: the interim bill amount

The final bill is the document you will require for income tax purposes. The Municipal Act mandates that every property owner receive a Final Tax bill.

Reprints of Property Tax Bills are subject to a fee of $14.00, as these are considered a duplicate service. 

Electronic Billing

The Municipality of Lakeshore is now offering E-Billing. To register to have your bills emailed, please complete the enrollment form.
